Ray White Warrnambool shifted to new premises at 64 Banyon Street Warrnambool in early February. The move and new look however was long-planned, rather than a knee jerk response to recent media reports suggesting that Warrnambool businesses were looking a tad tired and in need of a facelift.

Co-directors Leanne Mugavin and Errol Stewart said, "we have been looking forward to implementing Ray White's new, fresh, modern branding that's been rolled out throughout Australia and we have been searching for some time for a location befitting of that."

"The contemporary style of our new office building and location provides an opportunity to implement the clean lines of Ray White branding without physical restrictions or any other influences around it."

The shop's expansive glass frontage also allows the adoption of a trend sweeping modern real estate in metropolitan areas that is seeing the demise of property display signage.

In is communication and out are cluttered windows. On the removal of display boards, "It's fantastic - not only can you have a really smart looking office, the thinking is to invite people to come inside and talk to us about their property needs. With 10 sales personnel and two property managers on staff, in addition to administration, there's always someone on hand."

"Interestingly it's generally found, that people looking in the windows of a weekend, by and large tend not to necessarily be purchasers."

A large area in reception still caters for display signage, but speaking face-to-face with agents can have the bonus of revealing listings in the pipeline.

Another significant force in modern real estate is having a great database.

There's also been a return of investors to the market partially driven by
rental pressure. "In fact there's probably never been a better time to invest in Warrnambool."

So convinced are some buyers, that they haven't actually set foot in Warrnambool -identifying the ideal real estate characteristics on face value- great access to a range of schools, higher education, employment, good public transport with links to larger regional and metropolitan centres, great shopping, beaches and recreational facilities.
